Affordable Senior and Family Housing in Pearl City
Hale Mohalu II is a significant affordable rental housing community located in lower Pearl City, Oʻahu, designed to provide high-quality living options for seniors and families.
Developed by the Coalition for Specialized Housing, this project utilizes 4.7 acres of state land to accommodate four seven-story buildings. The development is divided into two major phases, ultimately adding 332 units to the island’s affordable housing inventory.
Development Phases
- Phase I: Comprises 164 senior rental units.
- Future Phases: Will add 168 family rental units and a 4,925-square-foot community building.
Income Targeting
Units are designated for low-income seniors and families:
- 5% of units: For households earning up to 30% of Area Median Income (AMI).
- 95% of units: For households earning up to 60% of Area Median Income (AMI).
Project Funding
Hale Mohalu II was made possible through a diverse public-private funding partnership, including:
- State Resources (HHFDC): Low-Income Housing Tax Credits, Hula Mae Multi-Family Bonds, and Rental Housing Trust Fund (RHTF) loans and grants.
- Local Resources: HOME Investment Partnerships Program funds administered by the City and County of Honolulu.
