The Senior Residence at Iwilei is a 160-unit affordable rental community, developed through a robust partnership between state and local government agencies and the nonprofit sector.

This development provides essential housing options for seniors, ensuring that our local kūpuna have access to secure, high-quality, and affordable living accommodations in an accessible location.

Development Details

  • Total Capacity: 160 affordable rental units.
  • Eligibility: Designed to assist senior residents with incomes at or below 50% to 60% of the Area Median Income (AMI).
  • Site: Developed on 1.825 acres of state land leased to the Pacific Housing Assistance Corporation.

Partnership & Financial Support

This project was made possible through a multi-layered funding and regulatory effort:

  • State of Hawaiʻi (HHFDC): Financing provided through the Dwelling Unit Revolving Fund (DURF), Hula Mae Multifamily Bond program, and the Low Income Housing Tax Credit (LIHTC) program.
  • State Legislature: Appropriated capital improvement project (CIP) funds in 2011.
  • City and County of Honolulu: Approved 201H land use exemptions and provided Community Development Block Grant (CDBG) funds.
  • Development Partner: Pacific Housing Assistance Corporation.
