HHFDC Services for Residents

The Fee Simple-Only Property List serves as a guide for identifying residential developments sponsored by the HHFDC that are held in fee simple ownership.

While these properties do not involve a land lease, they were often developed with state assistance to maintain housing affordability. Consequently, properties on this list may still be subject to specific regulatory programs, such as Shared Appreciation Equity (SAE), Deferred Sales Price (DSP), or Buyback restrictions.

Why this list matters:

  • Compliance: It helps homeowners determine if their property is subject to ongoing HHFDC requirements, including restrictions on refinancing, title changes, or resale.
  • Clarification: It distinguishes these projects from leasehold developments, ensuring clarity regarding the nature of property ownership and agency involvement.
  • Guidance: Owners can use this list to better understand their obligations and to identify when certain program restrictions (such as the 10-year Buyback period) may have expired.
