Koa`e Makana – Workforce Housing

Koa’e Makana was developed to provide workforce housing in the resort area of Poipu, Kauai, Hawaii.  A total 134 LEED-certified affordable units were developed on County owned land with a long-term lease that ensures the project will remain affordable for the longest term possible.  The project was awarded the largest amount of Volume Cap Low-Income Housing Tax Credits (9%) in the State of Hawaii at the time and combined HOME with the first completed HTF project in the State of Hawaii.  It was recently awarded the Building Industry Association (BIA) of Hawaii’s Grand Award for best Affordable Multi-Family Development in Hawaii for 2020.

The project site was well located in a resort area to meet the needs of workforce housing.  The buildings were designed with a contemporary plantation style that reflects the historic roots of the Koloa Town.
